A manufactured home (also known as single wide, double wide or trailer) is built to federal HUD code standards that regulate the construction, structure, transportation, fire resistance and energy efficiency of a home. The home is built on a steel frame that is used to transport and will remain a part of the single wide or double wide. These homes can be installed on piers.

A modular home is built using the same building code as a site-built home following the local and state requirements. Some examples of the building codes that are used include UBC, NEC, and IRC. Modular homes must be set on a permanent foundation.
