1. Initial Consultation & Design

  • Meet with our sales/design team to discuss budget, lot, style, size, and must-haves.
  • Review manufacturers and floor plans (Ritz-Craft, Icon Legacy, etc.).
  • Decide on customization options and preliminary selections (kitchen, finishes, exterior).

2. Contract & Permitting

  • Sign a formal contract that lists scope, allowances, and timeline.
  • We handle permit submissions and coordination with local building departments (site plan, building permits, septic/well approvals if necessary).

3. Engineering & Final Plans

  • Our modular home manufacturer creates detailed shop drawings and engineering for modules.
  • Final selections (appliances, cabinets, colors) are confirmed and added to the build package.

4. Site Preparation & Foundation

  • While modules are being manufactured, we prepare your lot: grading, utility trenching, driveway access, and foundation.
  • Foundation options: poured concrete, crawlspace, or full basement (modular homes require a permanent foundation).

5. Factory Construction (Module Build)

  • Modules are built indoors on an assembly line: framing, plumbing, electrical, insulation, drywall, roofing, and interior finishes.
  • In-plant inspections and third-party code inspections are performed during production.

6. Transportation & Set-Up

  • Modules are transported on flatbed trucks to your site.

After set-up, our crew completes on-site work:

  • Final plumbing and electrical hook-ups
  • HVAC connection and testing

  • Any site-specific items (driveway, landscaping, decks) are completed at this stage.

8. Inspections & Certificate of Occupancy

  • Local building inspectors perform final inspections (electrical, plumbing, mechanical, structural).
  • Once everything passes, the local authority issues a Certificate of Occupancy.

  • We handle: inspection scheduling and any required corrections.

9. Final Walkthrough & Punchlist

  • Conduct a detailed walkthrough with the homeowner to identify any remaining items (the punchlist).
  • We complete punchlist items promptly and verify quality.

  • You’ll receive: owner manuals, warranty information, and care tips.

10. Move-In & Warranty Support

  • Move in! We provide information on items covered under the manufacturer's warranty and will also complete any service items for up to 1 year.
