2. Contract & Permitting

• Sign a formal contract that lists scope, allowances, and timeline.
• We handle permit submissions and coordination with local building departments (site plan, building permits, septic/well approvals if necessary).

3. Engineering & Final Plans

• Our modular home manufacturer creates detailed shop drawings and engineering for modules.
• Final selections (appliances, cabinets, colors) are confirmed and added to the build package.

4. Site Preparation & Foundation

• While modules are being manufactured, we prepare your lot: grading, utility trenching, driveway access, and foundation.
• Foundation options: poured concrete, crawlspace, or full basement (modular homes require a permanent foundation).

5. Factory Construction (Module Build)
