Steps for Getting a Modular Home
Initial Consultation & Design
- Meet with our sales/design team to discuss budget, lot, style, size, and must-haves.
- Review manufacturers and floor plans (Ritz-Craft, Icon Legacy, etc.).
- Choose customization options and preliminary selections (kitchen, finishes, exterior)
Contract & Permitting
- Sign a formal contract listing scope, allowances, and timeline.
- We coordinate permit submissions (site plan, building permits, septic/well approvals if needed).
Engineering & Final Plans
- Manufacturer produces detailed shop drawings and engineering for modules.
- Final selections (appliances, cabinets, colors) are confirmed and added to the build package.
Site Preparation & Foundation
- While modules are built, we prepare your lot: grading, utility trenching, driveway access, foundation.
- Foundation options: poured concrete, crawlspace, or full basement.
Factory Construction (Module Build)
- Assembly line build: framing, MEPs, insulation, drywall, roofing, and interior finishes.
- In-plant and third-party inspections occur during production.
- Benefit: Weather-protected construction reduces delays and boosts consistency.
Transportation & Set-Up
- Modules are delivered to your site and set by crane onto the prepared foundation.
- Sections are joined; rooflines, seams, and exterior transitions are sealed and finished.
On-Site Trades & Finish Work
- Final plumbing and electrical hook-ups
- HVAC connection and testing
- Exterior siding, porches, decks, skirting
- Interior trim touchups and hardware installation

Inspections & Certificate of Occupancy
